When is my Local Law 152 inspection due?

In your building’s community district’s year, every four years, between January 1 and December 31. This cycle: districts 1, 3, 10 in 2024; 2, 5, 7, 13, 18 in 2025; 4, 6, 8, 9, 16 in 2026; 11, 12, 14, 15, 17 and any other number in 2027. The next: 1, 3, 10 in 2028; 2, 5, 7, 13, 18 in 2029; 4, 6, 8, 9, 16 in 2030; 11, 12, 14, 15, 17 and any other number in 2031. A new building’s first inspection is in the tenth year after its certificate of occupancy.

When is the GPS2 due?

Within 60 days of the inspection date, filed with DOB, fee $35. A late certification does not count and needs a new inspection.

What if it is not filed?

Failing to file the certification is a major violation: a civil penalty of $1,500 for a three-family building, $5,000 for any other, with 30 days to challenge.

Which buildings need it?

Every building except 1–2 family homes (occupancy group R-3). A building with no gas piping files a one-time certificate with DOB instead; one with piping but no gas service files a statement each cycle.
